This is a question that I am asked very often. My answer is when a person is ready to sell their home.
In truth, there is no way to time a market or to ensure a perfect time to market a home. Serious buyers are always out there, especially in this fast paced/low inventory market. Many buyers have come up empty handed during bidding wars or from lack of inventory that is suitable to a particular buyers needs. These buyers are very serious, educated about the market, and ready to buy.
Although springtime is the traditional home shopping market, I have personally found that the most serious buyers come out at times that surprise my sellers. Holidays, especially Thanksgiving and Christmas, bring serious buyers to the table, particularly in Savannah where people will look for properties while “vacationing” and visiting family. Even with Savannah’s hot summers, serious buyers are out shopping while enjoying the beautiful sites and summer activities. Another good time is the fall/winter between October and December. Many people travel to Savannah when the weather is cooler, making the fall a fabulous selling season!
Along with the idea of timing, what triggers a buyer to buy? Many factors go into attracting the right buyer for a property:
One of the biggest factors to consider when selling a home is timing. Ideally, the right buyer is in the market at the same time a home becomes available for sale. Some homes may have unique characteristics, which reduces the buyer pool because of the unique characteristics.
Additional key factors are price and location. Even in a seller’s market, a property cannot be overpriced. The pool of educated buyers will certainly know when a property is overpriced for the area in which it is located. This will cause a house to languish on the market while other properties, which are priced properly, are ready for offers.
Another key factor is condition. A home which is updated and clean will always find an exclusive buyer. Even if a house is not updated and instead clean and appears well maintained, it will naturally attract more attention.
As you can see, there are many different factors to consider when determining the best time to sell a home. The most important factor is, of course, when you are ready to sell your home.
