Upper East River is a new luxury residential community built on the last undeveloped stretch of riverfront within Savannah's Historic District, developed by Patrick Malloy Communities. It's the only place to buy new construction directly on the river inside the district itself — everywhere else along the Historic District's waterfront is already built out. The community offers five home types: Adler Townhomes from $1M+, the industrial-style JJ Corry from $1.6M+ (limited to 10 homes, resale only), the coming-soon Flintlock from $2.5M–$3M (limited to 3 homes), River Homes with carriage houses from $3M+ (limited to 8 homes, resale only), and full-floor residences at The Mayors Building from $5M+.

Most of what buyers picture in the Historic District — restored 1800s townhouses facing the squares — is fixed inventory; it doesn't get made anymore, and it rarely comes with the option of new construction, modern systems, or a builder warranty. Upper East River is the one real exception. It sits on what's genuinely the final parcel of undeveloped Savannah riverfront, right next to Eastern Wharf, and it's designed to look like it's always belonged here — gas lanterns and architecture that nods to Georgian, Federal, and Greek Revival styles — while actually being brand new.
The Adler Townhomes are Upper East River's most accessible offering, styled after Savannah's classic historic row houses, with hand-tumbled brickwork that echoes old-world construction techniques. These are the closest thing in the community to the traditional Historic District townhouse experience, just built new rather than restored. Typical units run 3 bedrooms and 3.5 baths at approximately 1,900 square feet, with a 2-car garage and a deck. More Adlers are currently under construction and available for sale, featuring the most sought-after floor plan in the series — the open-concept 3-bed/3.5-bath layout with a 2-car garage and deck — with the first move-ins available starting in September. As an example, I currently have 354 Eastern Wharf Ave listed, one of these Adler Townhomes.
The newest addition to Upper East River, The Flintlock, is similar in size and bedroom count to the JJ Corry but takes a more traditional design direction, while still carrying through exposed brick and beam construction and industrial-style windows and doors. It features an open floorplan, a private elevator, and a 2-car garage, with a 3-bedroom, 3.5-bath layout. All of its outdoor areas — including the rooftop deck — face the river, keeping the view as the focal point from every outdoor space. Pricing is expected to range from $2.5M to $3M, and only 3 of these homes will be built, with completion targeted for mid-to-late 2027. Reservations are currently open for buyers who want to secure one ahead of construction.
A fourth residence type at Upper East River, the JJ Corry, breaks from the traditional Savannah styling of the Adler and River Homes with a more industrial aesthetic — approximately 2,900 square feet with an open floorplan, a private elevator, a front porch, a back deck, and a rooftop deck. Exposed brick and beam construction, along with industrial-style windows and doors, carry the aesthetic through the interior. Each comes with a 2-car garage, starts around $1.6M, and only 10 of these homes exist in the entire community, making it the rarest of the residence types on offer. All 10 have already been built and sold, so the only way to own one today is through a resale — new construction isn't an option for this model. With only 10 in existence and no new ones coming, resales here tend to move through relationships and local knowledge before they're ever widely marketed — exactly the kind of situation where having an agent already watching this specific pocket of the market makes a real difference. Typical units run approximately 4,900 square feet with unobstructed views of the Savannah River, balconies on every floor, a rooftop deck, 4-car garage parking, and a private elevator. These include a detached carriage house with a separate entrance — useful as guest space, a private office, or even a leasing opportunity, much like the carriage houses found throughout the historic district's traditional properties. Interiors lean into hardwood, marble, and steel, with a river-view terrace on every level and an entire floor dedicated to the owner's suite. Only 8 River Homes exist in the entire community, and all 8 have already been built and sold — the only way to own one today is through a resale, the same situation as the JJ Corry.

At the top of the community, The Mayors Building offers Art Deco-inspired, full-floor condominium residences with close to 70 feet of river frontage per unit. The concept draws inspiration from the Ritz-Carlton Residences in Atlanta, bringing that same full-floor sensibility to a riverfront setting in Savannah. It's waterfront living with floor-to-ceiling windows and balconies throughout, so the river view stays front and center from nearly every room. High ceilings and an open floorplan give each full-floor residence a real sense of scale, rather than feeling like a stacked, compartmentalized condo. Each floor includes a secured lobby, a private elevator keyed to the resident's floor, and a covered garage with two dedicated parking spaces. These are built to commercial-grade construction standards to support their scale — genuinely more like private penthouses than typical condos.
There's also a true penthouse available: a 2-story residence with a full rooftop on the top floor, complete with an outdoor kitchen and built with the future addition of a pool in mind — the closest thing in the community to a standalone estate in the sky.
Upper East River's amenity center, the Geo Meyer House, is a two-story, resort-style building with an outdoor swimming pool, a café, and a fitness facility — all reserved for residents. The community also includes two new public squares, giving Upper East River a genuine piece of the square-and-park layout the rest of the Historic District is known for, built fresh rather than inherited. It's also a notably dog-heavy community — with the squares, the riverfront, and the adjacent Park at Eastern Wharf all within an easy walk, residents bring a large population of dogs, fitting right into Savannah's broader dog-friendly culture, and it's common to see neighbors organizing informal doggie play dates. Because the community sits right next to Eastern Wharf, residents are also steps from the Park at Eastern Wharf's riverfront green space and dog park, the public dock right on the river, Stevedore Bakery and Coffee Shop, and the broader mix of restaurants, shops, and hotels that make up the district — with Broughton Street and the rest of downtown an easy walk beyond that.
